Fact or Fiction?
I don't need an agent if I'm buying a new home.

Fiction!  Dealing with a builder is just like dealing with any other seller.  There are still many things that you have to deal with during the transaction with a new home builder that an agent could assist you with.  Do you want to spend your days talking to the builder, lender, appraiser, home inspector, and closing agent, or would you rather have an expert do it for you?  

The Charleston, SC area has a booming new home market.  If you are interested in buying a new home, don´t forget to take your agent with you!!   Builders may require that you and your agent register on the first trip in order to enable your agent to assist you with the transaction.

"But Susan, the builder is represented by XYZ Real Estate.  So aren't they my agent?"  The answer is no. Just like with an in-house builder salesperson, If the real estate company is acting as a sales agent for a builder, they are representing and protecting the builder's best interests. 

Remember--the commission for your real estate agent is paid for by the builder and has no bearing on the final price of your home.  So why wouldn't you use one?   

Important things to do before signing a contract with a builder:

·   Do your homework before choosing a builder.
  
 

·   Check with the BBB to see if there have been any serious complaints filed against them. Ask the builder for a list of their current subcontractors and research their history with the BBB. 
 

·   See if you can talk to 2 or 3 buyers who have settled to see if they are happy with the results.

·   Are they licensed, bonded and/or insured?

·   Do they charge you for change orders, and if so how much?

·   Are the upgrades you want available?

·   Will they work with you to make changes to the plans if needed?

·   Know the timeline-builders can take as little as 4 months to as much as a year or more to complete a house.  Know an estimated date before signing a contract.

·   How easy is it to communicate with the construction staff with concerns?

·   Ask for a copy of the contract and read over it THOROUGHLY before sitting down to actually sign it.  READ EVEYTHING!

·   How long is their warranty period, and what all does it cover.

·   Make sure you understand what features are standard, and which are upgraded.

·   If you select a plan for which there is no model, ask if there is a model at another area subdivision that you could go visit.

·   Remember, there are no stupid questions.  If you are unsure of something, ASK!  Get explanations in writing if you are still unsure.

·   ALWAYS include a private home inspection in your contract!   To read more about this issue see the article below
