It's a buyer's market..do I still need an agent?
Here is a question I hear a lot.... If It's a buyer's market., do I still need an agent?  Doesn't that mean that I don't need one?

The most simple answer to this questions is YES, you still need an agent.  

Why?

A buyer's market means that there are more homes on the market than there are buyers. This means that there are more homes to choose from, and sellers generally try to price their homes more competitively.  It also means that offers are written for less than the asking price in some cases based on the comparable sales in the area.  Agents know when and if a lower offer is appropriate and can guide you in making a lower offer still a STRONG offer.  An agent has the tools to study the market in the area or neighborhood and help suggest an appopriate offer based on the facts.  Remember there is a fine line between a lower offer and the possibility of offending the seller.   The key is to keep negotiations open and both parties talking.
