For those who are new in town, or have never experienced a
Family Circle Cup, get ready for tons of fun. Below is a short list of
the special activities surrounding the tennis event.
Saturday, April 10 - Opening day (starts at 10 am) kids
12 and under are FREE, and adults are only $10. Your ticket grants you
unlimited access to all activities. Opening day features fun for adults
and kids thanks to a climbing wall, inflatable obstacle course, music, and more.
Monday, April 12 - Entry is FREE to the public from 4:30pm -
7:00pm. The Family Circle Cup announces the debut of Citizens of the World
presented by Prudential.
Tuesday Night, April 13 - Girls night out. All tickets

Wednesday, April 14 - Mohawk Flooring treats kids 16

America's Top Places For Boomers To Retire

Listed in AARP The Magazine's selections for "Dream Towns" and the "best places to reinvent your life," Charleston, South Carolina is a great place to retire. Although in the city retirement income is taxed, social security is exempt in the state and an income tax deduction for couples filing jointly that are 65 years or older reaches $30,000.
The city has a bustling historic district and is dotted with a variety of gardens, both publicly and privately maintained. The town has been named "The Holy City" for its large volume of churches and other places of worship and has a history of religious tolerance, dating back even before the founding of the country.
More recently, in 2002, Charleston established the country's first "Livability Court," which has jurisdiction over cases involving non-compliance of local codes and standards concerning housing, environment, noise, traffic and tourism. Charleston is also close to resort towns and other pleasure locations, such as Hilton Head, Kiawah, Seabrook Islands and South Carolina's major seaside golf destination, Myrtle Beach.

Lovely, historic Charleston has a lot going for it but, for
decades, growth wasn't one of them.
The core city lost population for decades until things started turning around
in the 1960s. Since then the number of residents has increased to 100,000 from
a low of about 60,000.
Economically, the city has ridden a tourism surge; it has
added large numbers of hotels, bed-and-breakfast inns and restaurants over the
past 40 years. And there has also been a jump in tech jobs.
Job losses have been a problem lately, however, with an
unemployment rate of 10.2% in December, higher than the national average.
After recording modest home price declines over the past three years,
Charleston is poised for a comeback, according to Fiserv and Moody's
Economy.com. Prices will climb an average of 2.9% between now and September
2011.

Great New Option for Student's in Any County

A new charter school for gifted and talented students is being started in the Charleston area beginning next fall. Student's from any county can apply because it received its Charter from the South Carolina Public Charter School System.
The school will be open to 6 - 8 grade students and build from there until they have their first high school graduating class. They are accepting applications until the end of January, 2010. US News and World Report ranks Charleston's Academic Magnet

Charleston's own Academic Magnet School in North Charleston was ranked #12 among all school in the country, according to the US News and World Report article released December 9, 2009. Among magnet schools, it was rated #1 in the nation, moving up from the #2 spot last year. Magnet schools are public schools that attract the most talented students in a region using an application process that typically involves test scores and grade-point averages. Any resident of Charleston County may apply for admittance to the school, and the deadline is typically early December. Tomorrow morning, April 4th at 8am Charleston will be alive with the sound of running feet. No it's not the running of the bulls, it is the 2009 Cooper River Bridge Run, a world-class 10-K foot race. It includes world-class competition in a unique setting with unparalleled participant satisfaction. It broadens community cooperation and participation in healthy events throughout the year. The Cooper River Bridge Run serves as a model of health motivation for other communities throughout the world. The race begins in Mt Pleasant, and completes in downtown Charleston...traveling over the Ravenel Bridge which is 2.5 miles long, 200 feet high, and has a slope of 4%. John Wieland goes to great lengths to sell homes

John Wieland, the CEO and founder of John Wieland homes has taken matters into his own hands to sell homes... Wieland made it a mission to sleep on the floor until they sell 101 homes. His latest stop on his 5 city tour was in Mt Pleasant, where he hunkered down in Dunes West.
“Housing is really the fabric of America and part of the problem that we’re in this recession is because of housing,” said Wieland. “Housing got us into the recession and housing can get us out..”
By day, Wieland spends his time in a Winnebago working and traveling, at night he is sleeping in his company's unsold homes with only a fold out table, chair, lamp, and mattress. So far Wieland homes have sold 49 homes with 52 left to go to meet his goal, and get him off the floor! His next stop is in Atlanta.
Now that's thinking outside the box!

It's the Housing Market that needs the Stimulus!

It seems like the unemployment numbers are coming out every week, but what is clear today is that it is a grim picture: there were 598,000 jobs lost in January, the most since 1974. Unemployment now stands at 7.6%. President Obama's economic team seized on the negative news to once again push for approval of the economic recovery package now before Congress.
"These numbers, and the very real suffering of American workers they represent, reinforce the need for bold fiscal action," said Christina Romer, head of the Council of Economic Advisers. "If we fail to act, we are likely to lose millions more jobs and the unemployment rate could reach double digits."
Hmm...perhaps if they fail to act we won't waste billions of dollars on pork? Let's hope the Senate revisions to this current package strip out the $700 million in free school lunches and the utter wasteful spending that's going on that has nothing to do with stimulating the economy. This bill is just a payback to the special interests ... and does little to nothing to actually assist HOUSING.
HOUSING DEMAND IS THE KEY to economic recovery. The underlying problem with banks is that free-fall in housing prices. Until housing prices stabilize banks aren't going to lend. So until the government truly stimulates buyer demand and assists in getting those who can qualify affordable loans, this "stimulus" package will only prolong the recession and cause severe inflation in the future. Let's hope our representatives have some common sense and the wasted billions won't be as wasted.

Some Perspective on the Economic Situation

RISMEDIA, Oct. 13, 2008-Eric Tyson has every right to be opinionated about the media’s treatment of the current market conditions both on Main and Wall Streets. Tyson is a former management consultant to Fortune 500 financial service firms and has successfully invested in real estate for more than two decades. He earned his Bachelor’s degree in economics from Yale and his MBA at Stanford Graduate School of Business.
He might be more recognizable to the real estate community through his authorship and co-authorships of the very successful Real Estate Investing for Dummies, Home Buying for Dummies, Taxes for Dummies and Personal Finance for Dummies. With his insight and candor relative to what we should, and perhaps should never be doing, we had quite a lively conversation.
Question: Eric, it’s tough to turn on the TV or pick up a newspaper without feeling like we are all lemmings ready to plunge into the abyss. To hearken to the pundits, this Wall Street mess is going to be the undoing of America as we know it.
Eric Tyson: I could not agree more. Listening to all the hype would lead people to believe that it was nearly impossible to get a home loan. It is harder to get a loan, but hardly impossible. There is a great deal of misinformation. The fact is, real estate is ‘on sale’ now as is stock. While I have no crystal ball about whether we have hit bottom, we are close. It is my contention that this is an excellent time to invest. We all know that buying low and waiting for things to return to more ‘normal’ circumstances is an excellent way to make money. Consumers with good credit will have little trouble finding lenders to write a mortgage. It is a fact that the volume of foreclosures and short-sales are slowing things down, and the fear of the credit crunch has added to the malaise. What we are seeing is a market correction, plain and simple. After the orgy of irresponsible lending by Fannie Mae and Freddie Mac, this was inevitable.
Q: People are scared that their investments are at risk. When house values have declined significantly in many markets and nest eggs, if small, have all but disappeared, how can we assure people that they need to hang in, not panic and not act without careful guidance and counseling?
ET: We all need to avoid hasty decisions. We cannot afford a 9/11 type mentality. That is, experiencing a crisis and reacting in the short term rather than sitting tight and letting the dust settle. After the tragedy of 9/11, we had economic woes that lasted many years. However, people who invested in real estate then made back their initial investments many times over. Selling a depressed investment is never wise. Fifteen years from now, we will be looking at this time and shaking our heads. However, this economy is a great deal tougher if you are close to retirement. You need to be sure that you are not invested in high-risk markets. One way to measure your portfolio for its level of risk is to take 110 and deduct your age. The result is the percentage of your portfolio that should be in long-term growth assets …stocks, real estate, bonds, etc. These may or may not fit the cautious-investment criteria dependent upon the history of their performance.
Q: What do you think the biggest misconception is relative to the spin the media places on the financial mess?
ET: This is not the Great Depression. We have to stop comparing the two times in our history. If facts are compared, it is not difficult to determine that where we are today is not where we were in 1929. The stock market decline of 700 points was a result of people listening to the media, panicking and selling off assets or liabilities as they saw them. The next day, the market rebounded significantly, and these same people are wondering if what they did was right or wrong. During the great depression, we had 50% foreclosures as compared with 2.5% or so today. We are suffering with 6% unemployment, yet back eighty years ago unemployment hit 25%. The bailout bill was grossly misrepresented by the media. They failed to liken present-day challenges to other times in recent history when we were in economic crisis. The Resolution Trust Corporation (RTC) was formed by the US Government in 1989 to liquidate primarily real estate-related assets (including mortgage loans) belonging to savings and loan associations. These assets were declared insolvent by the Office of Thrift Supervision as a consequence of the savings and loan crisis of the 1980s. Between 1989 and mid-1995, the RTC closed or otherwise resolved 747 thrifts with total assets of $394 billion. Many who invested wisely in the consolidation and distribution of these assets realized profits down the road. Instead of it costing the taxpayer 450 billion as initially proffered, it ultimately cost closer to 75 billion. The key point is that we successfully weathered a seemingly insurmountable crisis with far less pain than the media would have had us believe.
Q: Tough logic to swallow for people who are now having trouble buying food and providing shelter. While in the long run things will right themselves, it is the dark span between crises and leveling that scares most of us. We’re uncertain that we will come out the other end remotely whole…
ET: I understand that. It is in the ‘trenches’ where the pain is most palatable. However, as an economist, it is incumbent upon me to look at every aspect of our economy and determine where, and if, there are reasons to be optimistic. We do have a few strong economic indicators. Exports are up. The weakening of the US dollar aided that segment of our economy. As a result, our GDP grew. We are a resilient economy. We were entering a recession in 2001, and then we saw economic growth bolstered by the strong real estate market. Now we are seeing an adjustment for reasons mentioned earlier. I liken these adjustments to sausage making. While it is an ugly process to watch, the end product is quite palatable. There is far too much ‘daily noise’ that we have no control over. Research shows that the more negativity a person exposes himself/herself to, the more upset and out of control he/she feels. We must do our homework, balance the hyperbole with the facts and hunker down. There is simply no effective way to speed up the pains of an overdue economic correction.

Don't Miss the Daniel Island Harvest Tour of Homes Oct. 25!

An upcoming tour to raise funds for the Daniel Island branch of the Berkeley County Library will offer a peak inside a range of island homes.
The Friends of the Daniel Island Library will sponsor the first Daniel Island Harvest Tour of Homes from 1 to 4 p.m. Oct. 25.
Four homes will be featured, three in the Daniel Island Park neighborhood and one in Smythe Park near the Daniel Island School.
"The unique feature about this is a local author or illustrator will be in each house signing books," said Pat Richards, Daniel Island Friends president.
Local authors, Prioleau Alexander, Nathalie Dupree, Michael Dahlman and illustrator Ann Marie McKay will participate.
Alexander is best known for "You Want Fries With That? A White-Collar Burnout Experiences Life At Minimum Wage." The local businessman took a year off from his white-collar job to work at near minimum wage jobs and then wrote a book about the experience. Dupree is a local author of cookbooks, Dahlman wrote a history of Daniel Island, and McKay, a local painter, has illustrated books including Julie McLaughlin's "Mr. Gator's Up the Creek" and "Hungry Mr. Gator."
Richards said the friends group is trying to involve the community in the tour, which she hopes will become an annual event. Local businesses including A Floral Affair and The Blooming Village, of Mount Pleasant, will decorate the homes.
Daniel Island Friends operates under the auspices of Berkeley County Friends of the Library and raises funds exclusively for the Daniel Island branch, which opened in 2007, and also contributes funds to the county pot.
Richards said libraries always need something.
"The library budget is being cut all the time," she said.
The friends group solicits donations to enable to library to buy things that are beyond the reach of the county budget.
Tickets to the tour are $15. A map to the homes is part of the ticket package. Tickets can be purchased at: Daniel Island Real Estate, A Floral Affair and Laura Alberts, all on Daniel Island, and at The Blooming Village Florist, the Coastal Cupboard and the Mount Pleasant Visitor's Center, all in Mount Pleasant.

According to a recent national survey, conducted by JD Power and Associated, Keller Williams Realty received the Highest Overall Satisfaction ratings from home-buyers among all the largest, full-service real estate firms in the country!
The results were determined in 3 categories: satistifaction with their agent, office and services provided. At the top of all 3 categories, Keller Williams beat out the competition!

Fannie and Freddie Explained

You wake up one Monday morning to find Fannie (FNMA) and Freddie (FHLMC) no longer exist - that was a scenario that NAR staff have been contemplating over the past month. Well, the government has in effect taken over Fannie and Freddie this weekend and it is in fact Monday morning. The federal government had no choice because the capital situation of two organizations was insufficient to face the upcoming realities of rising mortgage defaults. Now what?
Mortgage rates will trend down over the short run. But how much of a decline will depend on how actively the government - more specifically the Treasury Department and the FHFA - loosens their mortgage liquidity spigot. For over the next 12 months at least, the FHFA has the authority to purchase more than the normal amount of mortgages from lenders to put into their portfolio holdings. That means all conforming loans, including the newly conforming jumbo loans up to $625,000, will qualify for purchase by the FHFA. That will help drive down mortgage rates. In about two year time, when the housing recovery is assumed to be well underway, the government will trim its mortgage portfolio. Then Fannie and Freddie will be completely restructured. It will be up to the next administration and Congress to determine that structure in for which NAR will make our 1.3 million voices heard.
The credit spread between the 10-year Treasury and the 30-year mortgage rates has greatly widened in recent past months due to uncertainties surround the fate of Fannie and Freddie. The typical historic spread has been about 150 to 180 basis points. That means if the 10-year Treasury yield is 4%, then the 30-year mortgage would be about 5.5% to 5.8%. Rather, we have seen the spread at 250 to 300 basis points in recent months. With the government takeover, the spread will surely narrow and hence result in lower mortgage rates.
One legitimate concern is over taxpayer bailout. It is certainly possible that the Treasury will be forking over federal dollars if the default situation worsens. It is also possible for the Treasury and the taxpayers to come out ahead if the mortgage defaults slow down. The defaults will depend heavily on the direction of home prices and the home prices, in turn, are driven heavily by whether or not housing inventory gets trimmed. Assuming there are notable declines in mortgage rates from the federal takeover, then the demand for homebuying will return to the market place and help lower inventory. Therefore, it is very possible that this unprecedented move by the federal government may not cost the taxpayer a dime.
We should also be mindful that even if some taxpayer funds are used in the end, it was just not permissible to have Fannie and/or Freddie go under without any government backstop. The global economy would no doubt have entered one of the harshest recessions in recent memory. Loss of income and jobs would have been brutal, unnecessary collateral damage to ordinary people from the mistakes of the flawed mortgage lending model (which included no down-payment, no documentation, unloading the risk to the secondary market after originations, exuberant credit ratings by Moody's and Standard and Poor's, etc.)
Over the long term, after the above time-out phase of government activism, we need to ensure continuous flow of capital into the mortgage market to help consumers. The restructuring of Fannie and Freddie must meet this important criterion. The final restructuring will combine many innovative ideas, including:
- Counter-cyclical mortgage intervention which loosens the liquidity spigot in times of need and tightens when the housing market heats up.
- Covered bond market - which is the European way of funding mortgages
- Sound underwriting standards to assure a sustainable, healthy housing market (it is in no one's interest to have an unprepared homebuyer that ultimately leads to a foreclosure)
- Clearly separating out the public and private mission of the Fannie/Freddie or new entities. A model of private profits for the shareholders and losses for the taxpayers does not pass any common sense test.

A new clubhouse and lakeside community center are among the developments underway as part of Seabrook Island's Horizon long range plan to deemphasize the island's tourist and convention business and promote its amenities for homeowners and long-term residents.
The Island House, a new oceanfront club house, is under construction and scheduled to open next summer. It will have three dining spots with panoramic views of the Atlantic Ocean, an expanded golf clubhouse and locker rooms and a 5,000-square-foot ballroom. From the back the clubhouse will look out on the two championship island golf courses, Crooked Oaks and the Ocean Winds.
The clubhouse will border a new Beach Club with pools and the Pelican's Nest outdoor restaurant. Alongside the eatery are expansive sun bathing decks landscaped around two new pools with ocean views. The Beach Club is scheduled to open next spring.
In another section of the island, the Palmetto Lake Community Center will open next summer. The facility will have a 24,000-square-foot recreation area with indoor pool, 6,000 square foot fitness/health center, large outdoor family pool equipped with water features for kids, children's play area, community library and meeting rooms. A concert and sculptured events lawn leads to the new Palmetto Lake.

Bustles, Bicycles, and Ballgowns:
Beginnings of Change in Late 19th Century Clothing
Through January 4, 2009
The Charleston Museum presents an original mini-exhibition called Bustles, Bicycles and Ballgowns: Beginnings of Change in Late 19th Century Clothing. Bicycles prompted a change in clothing and less restrictive undergarments. Late 19th century women could go out on their bicycles unchaperoned for the first time because it was deemed acceptable as exercise. The bustle emerged during this era and proved to be more versatile than the hoop skirt. This freedom of movement was a major factor in the increasing number of women in the workplace.
Bustles, Bicycles and Ballgowns offers a full range of garments, accessories and even equipment from late 19th century Charleston. In addition to women's undergarments, walking clothing and formal attire, guests will see an 1890s bicycle, typewriter and shorthand machine. The exhibit also features a try-on station complete with a period-appropriate corset, bustle, and drawers.

Flay, one of the best-known faces on food television will host a Southern-style charity luncheon, will participate in a gourmet burger demonstration and will appear at a book signing. Dave Ramsey, the wildly popular radio talk-show host and best selling author, appeared in front of 5,000 people at the North Charleston Coliseum this past Saturday for a 5 hour marathon on money matters. Dave comes from a real estate family and was in the business in the 1980's before going broke twice after his debt-laden real estate business suddenly crumbled. His second career as a debt counselor started off at his local church and is now a multimedia empire.
Among questions posed to Ramsey regarding Charleston was this:
Q: The news is full of gloom and doom stories about the economy - soaring gas prices, rising unemployment, bank failures, the house crisis, the mortgage meltdown. How concerned should we be about all of this when it comes to our personal finances?
A: I think the only time you would need to be concerned is if you were trying to sell a house in one of these markets that are struggling. The numbers I've got on Charleston - Charleston is doing pretty well. The real estate market's not anywhere near the gloom and doom stuff. It's not as good as it was two years ago. It's certainly slowed down. And it's harder to sell a house than it was, and they aren't bringing as much as they used to bring. But it sure hasn't crashed versus Florida or Michigan. I mean, thank God you aren't in that mess.

South Carolina supermarket chain, just opened a brand new Super Store in Hanahan. Now shoppers will have a great option if they are heading home to
Daniel
Island or
Mt.
Pleasant on I-526 west of the

River.

This Super Bi-Lo is the first of its kind in the
Charleston area and features a hugh selection of food items.
For example, a walk down the store's shiny aisles shows that it offers seven flavors of single-portion Kraft Easy Mac packages, including bacon and alfredo, and six combinations of toppings on the Southern Home frozen pizzas — just for the line of thin crust pies.

One of the common upgrades for many homeowners is upgraded countertops. There are so many options, and the choices can get confusing at times. The most commonly talked about option is granite, which seems to be the preference of most buyers. But with the cost of granite, some homeowners are looking for cheaper alternatives. Here are a few options to keep in mind:
· Laminate—It’s not the same laminate anymore. Today’s laminate countertops offer a look that fools many when seeing it for the first time. With looks of granite or solid surface countertops, Laminate counters are being revamped. With advances in technology the quality has also improved. Today’s laminate can be three times the wear-resistance of the traditional version. They are also nonporous – which means there's no need for sealing and re-sealing like you have to do with granite.
· Engineered Stone (Silestone, Cambria and Zodiaq) -- These are stone products that are generally made of 90 percent quartz, bound together by resins. It's non-porous, heat resistant and most manufacturers like Silestone, Cambria and Zodiaq offer it with a 10-year warranty. They have the look and feel of granite, but are generally less maintenance.
· Corian – With 130 colors, Corian has a lot to offer. It can be cut, routed, drilled, sculpted, bent, or worked like a fine wood. Nonporous, easy to clean, and certified kosher. With proper cleaning, it also resists the growth of mold, mildew and bacteria. Corian is also heat and scratch resistant.
· Concrete – No not sidewalks. Companies have taken concrete to a whole new level. Concrete counters are actually handcrafted, highly engineered slabs. They can be stained and a sealer can be added to add shine. They are extremely durable, scratch and heat resistant. You can incorporate decorative edges and additives to add sparkle, seashells, and even real leaves to truly customize your look. Concrete is also eco-friendly which appeals to eco-savvy buyers these days.
· Stainless Steel – For a professional, contemporary and industrial design, stainless steel can be a perfect fit. Its antimicrobial, seamless, heat and stain resistant and easy to clean, which is why it is used in professional kitchens. These days you can even opt to have it texturized to help hide any future scratches or dents.

Pending Home Sales Rise...

The latest forecast by the National Association of Realtors® was released on August 7th. According to this new report some improvement is projected for existing-home sales in the months ahead, with broader gains seen by the the last months of the year. This could be a result of buyers take advantage of new provisions provided through the recently passed housing stimulus bill.
Lawrence Yun, NAR chief economist, said sales have been in a pattern of rising and falling within a fairly narrow range. “With a tax credit now available to first-time home buyers, increases in home sales could be sustained with the momentum carrying into 2009.” Yun also reports "New-home sales are expected to bottom around the second quarter of next year with slight gains in the second half of 2009."
Although still down from June 2007, the Southern region has jumped 9.3 percent to 92.4 on the pending home sales index, which was the highest percentage jump in all 4 regions.
While we still have a ways to go for the market to level back out, this is the time for buyers to enter the market. By the time the mainstream media reports a market recovery, prices may already be headed up at that point. Remember the media tends to like doom and gloom and are slow to report "good news." In the new issue of National Geographic Adventure magazine, Charleston is named one of "the fifty next great adventure towns."
"Think of Charleston as the jock in the Southern belle set. With new offshore ecotours and surfing at nearby Folly Beach, the pretty city's outdoor action now matches its good looks. Locals kayak the Ashley River, horseback ride from the historic Inn at Middleton Place, or hike among cypresses."
Roger Warren, vice chairman of the board of governors for the Charleston Area Convention and Visitors Bureau, said the designation is an honor. It's a buyer's market..do I still need an agent?

Here is a question I hear a lot.... If It's a buyer's market., do I still need an agent? Doesn't that mean that I don't need one?
The most simple answer to this questions is YES, you still need an agent.
Why?
A buyer's market means that there are more homes on the market than there are buyers. This means that there are more homes to choose from, and sellers generally try to price their homes more competitively. It also means that offers are written for less than the asking price in some cases based on the comparable sales in the area. Agents know when and if a lower offer is appropriate and can guide you in making a lower offer still a STRONG offer. An agent has the tools to study the market in the area or neighborhood and help suggest an appopriate offer based on the facts. Remember there is a fine line between a lower offer and the possibility of offending the seller. The key is to keep negotiations open and both parties talking.

Darkness to Light™ is an International, non-profit based in
Charleston, SC whose mission is to reduce the incidence of child sexual abuse by shifting the responsibility from children to adults. Their award-winning program, Stewards of Children™, is a 2.5 hour training that teaches adults how to prevent, recognize and react responsibly to child sexual abuse. To bring Stewards of Children to the Tri-County area, Darkness to Light is hosting its 3rd annual Prevent-a-thon 2008 so that trainings can be provided to thousands of local parents, youth-serving organizations, faith centers, schools, law enforcement and military personnel.
Held in August in conjunction with “Back to School”, Prevent-a-thon™ provides daily Stewards of Children™ child sexual abuse prevention workshops. The goal is to provide our community with the skills necessary to better protect children against child sexual abuse. The more than 50 scheduled trainings are sponsored in partnership with local businesses, so they can be offered to the public at no charge.

NAR launches new website to educate consumers

The National Association of Realtors have launched a new website to help combat some of the negative press about the housing market as portrayed by the mainstream media. http://www.housingmarketfacts.com is designed to show consumers that a home is still a smart long term investment for many.
For example, did you know for the past 30 years, the median price of existing homes has increased an average of more than 6 percent every year, and home values nearly double every 10 years. Even with the expected 1.9% decrease in housing prices this year if you look at your home as a long term investment, after 10 years you will still have an impressive gain,. especially since it is forecast that housing prices will gain 3.9% in 2009.
But the most interesting news stories have always been more about bad than good. Stories about mortgage fraud, foreclosures and crashing markets have far outpaced the good news and get all the airtime on CNN and even your local news. Despite this fact owning a home is one of the most reliable ways to build wealth for most people.

Disclosures, disclaimers, and representation OH MY!

Here is a crazy question for you. Would you represent yourself in court? I know that some of you have heard this line of thinking from a real estate agent and to prove me wrong you say, "Well, yes in some cases I would."
How about if you were being sued for
$200,000?
$400,000??
$750,000???
Hmm….Not so sure now?
In real estate transactions the stakes are that high. It's not equivalent to a speeding ticket or an unpaid $300 loan from an acquaintance. It is a transaction that deals with a lot of money, and many legal matters.
I know people buy and sell real estate everyday without representation, sometimes people just get lucky. But would you consider it lucky if you sold your home and a buyer later came back and sued you because they found out that you didn't have a disclosure that was required for your state and they are saying you were untruthful with them? Would it be lucky if you bought a house with no agent involved and you didn't get a home inspection and after you moved in you found out the plumbing was bad, the central air wasn't working, and the stove didn't work? Hmm….
A realtor's job is to protect your best interests. Realtors represent their clients and make sure the legalities of the transaction have been fulfilled. Those packets of forms you buy from your local office supply store may not have lead paint disclosures, property condition disclaimer or disclosure, a right to farm ordinance for your county if required, a septic system disclosure, the list could go on and on.
So how confident are you that you can go it alone? What if I told you that sellers who decide to do For Sale By Owner, on average actually net 10% less than sellers represented by agents according to studies completed by the National Association of Realtors. Hmm….
Psst, Buyers did you know that your representation by an agent costs you no money?

Not all Home Warranty Companies are the same...

Buyer beware. Research Home Warranty Programs before committing to one. Not all of them are created equal.
Recently, I had a client who purchased a home with a home warranty provided by the sellers. It being a relatively new home, my clients thought they would never actually have to use it. But they did. Back in November their heat pump started freezing over. They called the home warranty company who sent out a local HVAC company to check it out. The company diagnosed the problem, and "fixed" it. Since then they have had to call the home warranty company seven other times because the heat pump still has not been fixed. Each time they send the same HVAC company out to "fix" it. The buyers have been unable to leave home the entire winter and leave their heat running for fear that it would freeze up while they are gone.
I checked with them earlier this week to see how the battle was going. The same HVAC company has had their heat unhooked for close to a week now, with nighttime temperatures down into the 30s. The home warranty company says they cannot regulate the length of time it takes to repair something, but they could send another company out to look at it, for an additional trade fee. I have tried to get a local contact for the home warranty company, but have not been successful--and this is a very popular home warranty company that I am speaking of.
Moral of the story...check out the home warranty company before committing to it, whether you are a homeowner, listing agent, or buyers agent. Here are some important questions to get answers to:
1. Will I have a local representative to call if there is a problem getting something fixed?
2. Are the contractors expected to report a diagnosis within a specified period of time if the situation is considered an emergency (like no heat during the middle of winter)?
3. If the original contractor is unable to fix it after a couple trips, will I be asked to pay another trade fee to get a new company out?
4. Is there a limit to how many times you will allow the same contractor to be sent out if they are unable to fix the problem?
5. If the party covered has problems dealing with the contractor, what are the steps your company takes to help them?
6. How much will the policy holders have to pay towards replacing big ticket items (this can vary from simply the trade fee to thousands of dollars)?
7. KNOW YOUR TRADE FEE!
Home warranties are still a geat product. But like everything else, research before you buy.

You drive around the Charleston area and see all those New Home Subdivision signs. You pick up a brochure and see all the pretty floorplans and all the features you can customize. And you think "Wow, I have to have a new house!"
New homes are great. You get to pick your upgrades and features. You get a house that no one else has even lived in. You get to be part of the building process. Yippee!!!
You also get to fight it out with the new home builder and their construction staff. You get to listen to a builder representative tell you that nail pops are a natural part of the new construction process and there is nothing they can do to fix them. You get to hear the new home salesperson tell you that there is no use in having a home inspection for new construction. You get to let punch-out guys into your home for months after you've moved in because there is a problem that wasn't fixed before closing. Oh no!!!
Some buyers get swept away with the NEW HOME EUPHORIA and don’t think about the big picture. Do you know which upgrades and features will be the biggest payoff in the end? It’s more important to opt for the structural upgrades when building the house, then trying to do it at a later date. At a later date it is much easier to spruce up the cosmetic aspects of the house. So maybe it’s a better idea to consider that bump-out, than it is to get that granite countertop when building. Also builders can sometimes be unclear on what are upgrades in the model and will not be included in your home. Do you think you are getting those great 42' maple cabinets in the kitchen? You better make sure...
Some people think that if they are buying a new house, then there is no need for an agent. That is simply not true. Having an agent when you are buying a new home will be an amazing help to you. We have worked with New Home Builders before, and know which questions need to be asked.
Do you have time to go to construction meetings, check on the progress of the house, touch base with the Mortgage Company, Title Company, Closing Company, Builder Representatives, and still have time to work a 40 hour week and spend time with the kids? Why would you even want to deal with all this stuff when you don’t have to! Speak with an agent, let them research area homebuilders, come up with a short list, then go and visit the builders together so you can be properly registered. Then just pick out your home, colors, features, upgrades, and then step back and let the professionals handle it from there.
And did you know it is no cost to you? One day this week I had the joy of overhearing a fellow coworker speak of now former clients who decided to build a new home—without their agent’s help. They rushed to the homebuilder and asked “well since we don’t have an agent that means we get a price reduction right?” The salesperson laughed them out of the office. You have to pay the same amount for your home whether or not you have an agent. So why wouldn’t you have one?
PS. You should ALWAYS get a home inspection, regardless if the house is new or not!!

I thought that I knew everything I needed to know about home inspections. To me, "Yes you need one" was the only answer that was correct. I still have that opinion, but I have added more reasons why to the list. I learned a very important lesson from a recent home inspection experience...
I recently sold a wonderful home that was fairly new, and was built by a reputable builder. Great...newer house, good builder, that inspection should be good as gold. Man was I wrong. The buyer's agent hired a very thorough inspector who probably could recite the code book from memory. And he would not back down from the code as written in that book.
The inspector came, he saw, he conquered. At the end of the inspection there were almost 20 items that the buyers wanted fixed because their inspector found them to be code violations. My sellers look to me and asked "Why Susan, how can this be? How can there be so many code violations in our fairly new house?" Yes, some of the items on the inspection report were small, picky things that the majority of inspectors may catch, but never enforce or make the builder correct. But there were a few more serious violations that even caused me to run home and check MY HOUSE for. Luckily, since we were dealing with a builder that has a wonderful customer service attitude they agreed to have a county inspector come out and reinspect and agreed to repair anything that did not meet code.
Moral of the story...home inspections are a necessity. If you are a buyer, don't buy a house without one. Please. I'm begging you! And sellers, don't scoff when a buyer wants to do one. It may actually protect you legally from selling a home that has some serious code violations. Your liability in the sell of the house would probably have to be determined by a court of law in the end, but you would probably rather it not get to that point.

Role of the Media in the Real Estate Market

I have a "what came first the chicken or the egg" type question for you...
How much has the current housing market slump been "encouraged" by the media? I know some people are now saying "What did she say? Hogwash. Bah Humbug." But hear me out.
The typical average American is being bombarded with headlines such as:
"House Market Slumps Even Lower", “Worst Housing Market in Years", "Housing Market Expected to Get Worse", "Housing Market is Expected to Decline More" and on and on.
We know that most people read the headlines, but many do not bother reading the supporting story. If they did, they may notice that although the headline says the market is the worst it’s been in years, that the article states that the numbers are like what we saw in 2004. And if I remember correctly in 2004 most housing markets were touting about how great the numbers were!! Yes the current numbers may be down from the previous year or two, but it’s not the gloom and doom as portrayed in the bold flashy headlines. But people see and hear the HEADLINES and before checking to see what the rest of the story is, they say "Okay let's not buy a house because Katie Couric said that the market wasn't good."
I’m not slamming the average American for not reading the whole story. I do it myself, in fact. But as an agent it is very frustrating to hear and see the sensationalized headlines everywhere, but then almost in a stage whisper or size 6 font the rest of the story is told.
Here is the truth about the market. It is a buyers market. If you are thinking about buying a home, NOW IS THE TIME TO DO IT!! Sellers are offering price reductions, incentives worth thousands of dollars, and prices sometimes THOUSANDS below the value of the home. SO get off the fence, and get out there and buy a home!
Sellers, while it is a buyer’s market, you can still sell your home. Just remember, pricing is everything in a buyer’s market. Now is the time to make sure the house is priced properly from the very beginning of the listing. It will probably take more time to sell your house, so sit tight and don’t be discouraged. In the meantime a clean, presentable, clutter-free house is more important than it was in the past. With so many houses on the market, anything to give your home an edge over the one down the street should pay off for you in the end. Lastly, make sure your agent will be more aggressive in generating interest in your home, and following up possible leads.
The point in all this is…don’t always believe what you hear on the news, or the headlines you see in the paper. Read the fine print, take time to hear the rest of the news story, get the whole picture, and not just a small sensationalized sound bite. Or ask your friendly real estate agent for a breakdown of the truth in your market.

Great news for the real estate market, according the National Association of Home Builders (NAHB) and the Wells Fargo Housing Market Index (HMI) released today builder confidence is showing a significant positive trend, which is welcome news to everyone. The index is at the highest level since June 2006, increasing 5 points from January to February. The index rose in all four regions, Northeast, Midwest, South, and West, with the biggest gain in the Northeast. All three components that make up the index, present home sales, sales expectations for the next six months and buyer traffic, showed increase. This announcement is on the heels of the Federal Reserve Chairman’s declaration to Congress that there are signs of housing market stabilization. This stabilization is due to a higher number of ready and willing buyers. Reasons for this include the favorable mortgage rates, lowering energy prices, and growth in employment and household income levels. Builders have also been offering incentives to help entice buyers which has helped further increase interest.
“Builders are becoming increasingly convinced that the abrupt downslide in home sales is in their rear view mirrors and they see better times as they look at the road ahead,” said NAHB Chief Economist David Seiders.
This news really couldn’t have come at a better time. With so many people afraid of trying their hand in real estate after such a disappointing 4th quarter last year, the outlook is headed up. This is just in time for the spring and summer housing rush, when parents try to buy a home and get settled before Fall and the start of school. If you have been on the fence about going out and buying a new home, now is the time to strike. Builders are still offering great incentives, and special loan packages to get rid of their excess inventory. The City of Charleston has announced plans for a major waterfront recreation center that would run 2 miles along the Wando River. They are currently working with Sasaki Associates who designed the Waterfront Park in Charleston to create this attraction. They hope that the project will be complete in mid-year 2009.
The recreation area would include several elements that would make it a huge attraction and bring more patrons to existing Daniel Island businesses. A large marina would furnish 300 wet slips and 200 dry-stack units, which would be available for rental by the general public. The area immediately surrounding the marina would contain shops and restaurants. The boat ramp would be a public daily-fee ramp with four lanes and parking for over 100 vehicles. A community fishing pier at the park’s northern tip would be connected to the existing pedestrian trails and boardwalks. There are also plans for a recreation area with 3 baseball fields, 2 soccer fields, and land left vacant for a future gymnasium. The project has already been endorsed by the Charleston based environment group, The Coastal Conservation League. The city has started its public review of the marina’s dry stack building, and will soon begin filing the permitting plans with state environmental regulators.
This is exciting news for Daniel Island, and anyone looking to buy or sell property there. The addition of this project will make homes and land there even more valuable. With places to work, shop, and dine Daniel Island really is a great place to live.

Daniel Island Lowcountry Explorers 2007 Tour Series Hobcaw Barony Wednesday, July 18 8:00 am - 3:00 pm
Make your reservation now for this spectacular opportunity to tour Hobcaw Barony, near Georgetown, which is composed of eleven plantations purchased by South Carolina native and Wall Street financier, Bernard Baruch in 1905 and used as a hunting retreat. Sunset Cocktail Cruises
Remaining Cruise Dates are: June 21, (FULL), July 12 (Spaces available) and July 26 (FULL) (Payment has to be received 10 days prior to cruise date). 6:30 – 8:30 pm. Departs and returns to Children’s Park Pier on the Wando River. Please arrive at the dock 15 minutes prior to departure time.
A few tickets are still available for the July 12 Sunset Cruise but are going fast so make your reservation now to board the Sandlapper Tours Boat for a scenic "Sunset Cruise." $28.00 per person. No refunds will be given. Covers the cruise on covered 50 foot pontoon boat, light dinner and wine and beer. This is an all adult event. Reservations are on a first come first serve basis, and the cruise is limited to 49 people. The cruise will take place if it’s drizzling, but will be rescheduled in the case of high winds or heavy rain. The July 12 cruise will begin with the exploration of Ralston Creek, where guests will learn more about the pristine salt marsh ecosystem and the birds unique to the creek as well as take a peak at the Daniel Island homes along Ralston Creek. The tour will then head out to the Wando River for a glimpse of the Port terminal and the Arthur Ravenel Bridge. After searching for Bottle Nose Dolphins who often play in the harbor, participants will head back to Daniel Island while enjoying a beautiful sunset view. This is not a narrated tour but a naturalist will be on board to answer any questions. The June 21 and July 26 cruises will venture out into the Charleston Harbor and see if you can catch a glimpse of a dolphin, then coast along the Charleston Battery for some breathtaking sites. Then you will travel up to Shem Creek and see some wonderful views of Fort Sumter before heading back to Daniel Island. Come enjoy all the great sites to see. Daniel Island Swim Camp and Swim Lessons
Swim Camp will be offered the following weeks: June 25 - June 29, and July 23 - July 27. This program includes lessons held Monday - Friday from 9:30 am - 12:00 pm at the pool at Pierce Park. Children must be at least 5 years old to enroll. This camp is for both beginning and experienced swimmers who need work on stroke technique. Each day campers will receive a snack and on the last day a pizza party and t-shirt! The cost is $75 for Daniel Island residents and $85 for non-residents.

I was lucky enough to attend the Charleston Food + Wine festival yesterday in Marion Square, in the heart of historic downtown Charleston. 70 degree temperatures and the promise (and delivery) of great Food and Wine brought everyone out for a fantastic afternoon. Highlights were food and wine samplings in TWO tents this year. Not overcrowded, no lines, so much good food to sample that by the time I left the tents I was actually turning down samples I was so full. The fabulous wine selections were sampled with a free souvenir wine glass that every guest received upon entering the ten. Other highlights were cooking demos from local and nationally acclaimed chefs. Lots of fun was not to be missed in the competition tent where competitive cook-off's were going on throughout the afternoon, with the audience judging the chef's with cheers and red and yellow paddles raised in the air for their favorites. The great thing about this festival is that even though there is plenty of emphasis on local lowcountry fare, other food influences abound also, for those who can only handle so much shrimp and grits. Suzanne Goin, chef and owner of the acclaimed Lucquest restaurant in California, traveled to the festival for the first time. She had cooked with chef Mike Lata of FIG at one of the restaurant dine-arounds on Friday night and was selling and signing her new cookbook at the village on Saturday.
"This is wonderful...it's so intimate and friendly", she said. "I've been to bigger festivals where there are too many people, too loud". Gale Gands, Chicago dessert guru and star of her own FoodTV show Sweet Dreams was in attendance as well. She's hoping to come back again next year, to escape the cold weather and enjoy the city that appears to be the nation's best kept secret. One festival goer summed it up nicely "This is Charleston's moment. It's drawn attention to something that's been up til now our local secret".
